Site neighbours two other large Howells-designed developments at mouth of River Lea
Howells has been appointed to draw up plans for 1,400 homes on a former Crossrail site in east London.
The practice has been named as lead architect on the Limmo Peninsula scheme near Canning Town by development partners Ballymore and Transport for London (TfL).
LDA Design is also on the team as landscape architect, with a planning application set to be submitted next year once a full design team has been assembled.
The vacant 5ha site, which is wedged between train lines and Bow Creek, was previously used for the construction of the Elizabeth line, providing the space for the tunnelling machines to be lowered in order to dig the railway’s tunnels.
It neighbours Howells’ 1,706-home London City Island development, a cluster of ten residential buildings on a peninsula within Bow Creek which was completed in 2022. It is also close to Orchard Wharf, a proposed 1,365-bed student accommodation scheme designed by Howells for developer Regal.
The Limmo peninsula scheme would be connected with surrounding areas with a new bridge to Canning Town, a river walkway to Canning Town tube station. It would also include 600m of river frontage and a public park.
Around 40% of homes on the scheme will be “genuinely affordable”, according to London deputy mayor for housing Tom Copley.
TfL’s property arm Places for London said the joint venture will also “provide the opportunity for Ballymore to develop additional sites across east London”.
Ballymore was confirmed as TfL’s development partner on the scheme this week following a tender process which saw four firms shortlisted and three returning tenders at the end of last year.
