Barnet council unanimously approves 329-home regeneration of former military barracks site
Barnet council has unanimously approved plans by PRP to redevelop an estate in North London.
The 329-home scheme for Notting Hill Genesis will demolish all existing buildings on the Curry Rise and Bray Road Estate and replace them with 106 homes for social rent and 211 for private sale.
The estate, located in Mill Hill, originally comprised a series of 1950s army barracks but was purchased by Notting Hill Genesis in the 1990s and converted into 143 homes.
The buildings have long suffered from subsidence due to the site’s ground conditions, the construction of the original military buildings and later alterations to the blocks.
NHG considered remediating the site but opted for a comprehensive redevelopment in order to maximise the number of homes which could be accommodated on the site and modernise the estate’s housing.
New buildings will range from three to six storeys with a housing mix of one to four-bed flats, 10% of which will be wheelchair accessible and 36% affordable.
The scheme also contains around 7,000sq m of public realm, including a 1,300sq m play space in a central garden area.
Barnet council’s planning officers recommended the plans for approval ahead of a planning committee meeting on Monday evening, praising the scheme as high quality and a meaningful contribution to the council’s housing targets.
The project team includes landscape architect HTA Design, planning consultant HGH Consulting, transport consultant Steer and structural and civil engineer Campbell Reith.
