Masterplan would include up to 500 homes and nearly 200,000sq m of office space
Studio Egret West has submitted plans to transform the Crown Estate’s Cambridge Business Park into a £2bn mixed-use district containing up to 500 homes.
An outline masterplan submitted to the Greater Cambridge Shared Planning authority would replace 12 existing office buildings on the nine-hectare site with 16 much larger buildings ranging in height from three to 13 storeys.
Established by the Crown Estate in 1985, the park is an office-focused component of the wider district of science and research parks located on the north-eastern fringe of Cambridge which also includes the life science-oriented Cambridge Science Park.
Its proposed redevelopment is seeking to capitalise on the site’s location close to the residential part of Cambridge by repositioning the park as a “truly mixed-use innovation district”.
The masterplan envisages hundreds of homes and around 114,000sq m of office space, 75,000sq m of research and development space and 2,750sq m of community space along with extensive new public realm.
The tallest buildings would be residential with 40% of homes classed as affordable under the plans, which include an option for a 13-storey co-living building.
The Crown Estate said its vision for the site is to create a “distinctly different place” to the current business park and a “new centre of gravity for a globally significant innovation district”.
The project team includes 3pm as project manager, WSP on planning and townscape, Arp on transport and sustainability, Ramboll on structures, civils and MEP, Aecom on costs, Kanda on consultation, Savills on social value, Hoare Lea on lighting and Trigon Fire on fire.
