Three blocks to rise up to 29-storeys in height and contain more than 1,300 homes

HTA Design has submitted plans to build a 29-storey tower scheme containing more than 1,300 homes on a former gasholder site near the O2 Arena.

The Millennium Way scheme would redevelop the circular SGN site in North Greenwich for a joint venture between student accommodation developer Scape and its sister company Morro, developer Fifth State and landowner SGN Ltd.

An application lodged with Greenwich council sets out proposals for three main blocks wrapping around a circular 2,800sq m public park which was once the site of the East Greenwich Gas Works.

The tallest 29-storey building would contain 834 student homes with two shorter flanking blocks containing 420 co-living homes and 72 social rent homes.

A crescent-shaped podium at the foot of the student accommodation block would house a cafe, gym, cinema, games area and study area with the scheme also envisaged to include a playground, supermarket and commercial space.

The circular shape of the development has been inspired by the footprint of the former gasholder and similar forms in other schemes such as the Frobisher Crescent at the Barbican Estate and the Broadgate Circle in the City of London.

HTA Design said the footprints of the proposed buildings was based on the concentric rings of underlying structures which marked out the former gasholder, while the structure’s Victorian diagrid frame would be referenced by lattice patterns on the buildings’ facades.

Completed in 1886, the gasholder was by the 1960s at the centre of one of the largest single gas-producing sites in the world. Production of gas came to an end in 1976 and the final gas holder was dismantled in 2011.

HTA Design is both lead architect and landscape architect with the project team also including structural and civil engineer Campbell Reith, planning consultant DP9, transport consultant Velocity, MEP engineer Applies Energy and fire consultant Ashton Fire.
