Key site has sat dormant for decades

Bolton council has approved plans for a £100m regeneration project to transform a vacant riverside site in the town into more than 400 homes and a hotel.

Designed by jmarchitects for developer Watson, the Church Wharf scheme will transform a key town centre site which has sat dormant for decades.

The three-phase project will include a total of 415 homes in a mix of houses and one, two and three-bed apartments, along with a 130-bed hotel and spaces for restaurants, shops and leisure.

The development is being seen as a catalyst for social and economic renewal in the town, with the 7.5-acre site identified as a key priority in Bolton’s town centre masterplan.

The scheme is being supported by £5 million from the Greater Manchester Combined Authority’s Brownfield Housing Fund, and follows the Council’s provisional agreement to sell the land earlier this year.

Bolton council leader Nick Peel said the approval marks “an exciting new phase in our regeneration masterplan”.

Watson director Rob Watson added: “This development is about creating a new neighbourhood with character and purpose, where people want to live, work, and spend time.

“Beyond bricks and mortar, this project is an investment in long-term value and lasting, positive change.”

Construction is expected to begin in 2025, with phased completion through to 2029.
