Scheme to add to new cluster of towers north of Elephant and Castle roundabout
Morris + Company has submitted plans to add a 45-storey student accommodation tower to an emerging high-rise cluster in Elephant and Castle.
The 229 - 235 Southwark Bridge Road scheme has been designed for student accommodation provider Scape and will include 798 units with a total of 851 bed spaces.
It would be at least the sixth high-rise scheme to be built in the area just north of Elephant and Castle roundabout, which already includes Allies and Morrison’s 251 Southwark Bridge Road, a 41-storey residential tower completed in 2018.
Maccreanor Lavington’s Triangle scheme, which contains four residential towers up to 44 storeys in height, was also approved by Southwark council last year.
Morris + Co said its proposals for Scape would complete the cluster of tall buildings in this part of the borough while bringing an “underused and fragmented” site back into use.
Located next to a railway viaduct, the scheme would replace an existing building called Pocock House which is currently occupied by the University of Suffolk and a single-storey taxi office, both dating to the mid-20th century.
Two locally listed buildings dating to the middle of the 19th century would be retained and refurbished as around 250sq m of office or community space, which would be incorporated into the podium of the main tower.
The proposed tower itself is conceived as a “carved, sculptural form” with a double-height colonnade at its base, set within a six-storey podium with 39 storeys of student accommodation space above.
The building would also contain around 850sq m of shared amenity space and 119sq m of public realm.
The project team includes Cast as project manager, DP9 on planning, Exterior Architecture as landscape architect, Campbell Reith on structures, Caneparo Associates on transports, The Townscape Consultancy on townscape, RWDI on wind and Ashton Fire on fire.
