Development forms part of 10,000-home Chelmsford Garden Community masterplan

Plans by a design team including JTP for 3,500 new homes in Chelmsford have been granted planning approval by Chelmsford City Council.

The outline plans form the next phase of the Chelmsford Garden Community scheme, which is expected to deliver 10,000 homes in total.

It has been designed for a joint venture between Countryside – part of Vistry – and L&Q with the project team also including Bradley Murphy Design, DWD, TPA, Arcadis and Aecom.

The scheme will provide between 19% and 35% affordable housing across three villages and a 10-pitch gypsy and traveller site, alongside schools, healthcare facilities and more than 130 hectares of public space, including the new Dukes Wood Nature Park.

This follows the completion of the JV’s existing development at Beaulieu with 270 homes.

Chelmsford Garden Community, located in the north east of the city, will be delivered over roughly 20 years, with Ptarmigan Land leading zone 1, Vistry zone 2 and Halley Developments zone 3.

The development has its own parish council - Chelmsford Garden Community Council - created on 1 April 2023.
