Six interconnected villages to be built on the outskirts of Harlow

Housing developers Places for People and Barratt Redrow have announced a joint venture with plans to build an 8,500-home new town in Hertfordshire.

The partnership said it will create six interconnected villages on the outskirts of Gilston, on the northern edge of the town of Harlow, with the development containing nearly 2,000 affordable homes.

The proposed masterplan for the site would also include 29,000sq m of commercial space and some 660ha of open public space, restored historic parkland, meadows and woodland, the pair said.

The scheme has been in development for nearly two decades with enabling works starting in 2024 and East Hertfordshire district council awarding formal planning permission in January last year.

Places for People chief executive Greg Reed said: ““They say the best time to plant a tree is 20 years ago, and with Gilston we did just that. It’s taken two decades to get to this point, and now we are ready to roll.”

He added: “Our vision for this development is a new blueprint for modern garden towns, shaped by deep community insight and a commitment to doing things the right way from day one.  

“By combining Places for People’s long-term stewardship and social value approach with Barratt Redrow’s exceptional capability to deliver homes at scale and like-minded approach to social value, we can accelerate one of the most significant new communities in the UK.”

Barratt Redrow chief executive David Thomas added: “This is a once-in-a-generation project where we can create a modern garden town, connecting people to nature, and growing with the community.” 

Firms working on the scheme include landscape architect Grant Associates with the team also including Savills, Dentons, JLL and Shakespeare Martineau.
