Initial stage of £2.5bn project would deliver 1,500 homes across six buildings with two blocks for social rent
Gensler has submitted a series of planning applications to Newham council for the first phase of its 5,000-home Thameside West masterplan in east London.
The US architect was appointed to redesign the first phase of the scheme’s orginal Foster + Partners masterplan in July by Emirati developer Arada, which purchased an 80% stake in the £2.5bn development from private developer Keystone last November.
The regeneration scheme’s initial stage would deliver nearly 1,500 homes across six buildings, the first two of which would be for 100% social rent housing, including three and four-bedroom family homes. There would also be a seven-acre waterfront park with space for cafes and restaurants nearby.
Spanning more than 47 acres of the Royal Docks opposite the Greenwich Peninsula, the project is one of the largest development sites in the capital. Consultancy Arup and landscape architect Planit are also on the project team.
The original Thameside West masterplan was approved in 2020, but the project, which is being delivered in partnership with the Greater London Authority’s property company GLAP, has stalled multiple times due to a slowdown in the housing market and stricter fire safety regulations.
The wider development will contain 35% affordable homes and a new DLR station, which Arada said is currently being designed with Transport for London.
Foster + Partners was lead masterplanner for the entire project while John McAslan + Partners designed the detailed component of the application, comprising the first two buildings.
It is understood that Foster + Partners and John McAslan + Partners are no longer working on the project.
