Berkeley Estate Asset Management scheme to refurbish and extend one of the tallest buildings in the West End
Berkeley Estate Asset Management (BEAM) has submitted plans for a major refurbishment and extension of one of the most prominent sites on London’s Oxford Street.
The KPF-designed proposals for 33 Cavendish Square will transform the former flagship store of British Home Stores and the previous home of the London College of Fashion.
Located next to Oxford Circus, the existing building dates to the 1960s is one of the tallest in the West End with its 21-storey modernist tower situated behind a six-storey block running along the main shopping street.
KPF’s plans would retain over half of the building, including the basement and its tower, while creating a new seven-storey mixed-use block on Oxford Street containing cultural spaces.
The ground floor will offer food and beverage space, while the upper floors will be reserved for 75,000sq m of grade A office space. The scheme would also include a 3,500sq m cultural and creative space with a new auditorium and event space.
BEAM said the proposals would create a landmark building in the heart of the West End, contributing to long-term investment in the City of Westminster through renewed commercial, retail and cultural offers.
KPF principal John Bushell said the plans represent an “important step in the rejuvenation of Oxford Street”, where footfall has declined significantly since the covid pandemic.
“The transformation will provide greatly improved retail space to help attract world-leading brands into the ‘nation’s high street’, and a dedicated space to promote creativity and innovation,” he said.
The project team so far includes planning consultant Newmark and engagement consultant Kanda.
