A pre-planning application has been submitted to Birmingham City Council for the £48.5m redevelopment of the Bill House site on Soho Hill in Handsworth.

The 2.5-acre site, which has been vacant for several years following a series of fires, will see a mixed-use development including 115 homes and flats alongside an 80-bed care home. The scheme is led by developer Pickstock Group, with designs by Glancy Nichol Architects and planning consultancy from RPS.

Pickstock development director Liam Davies said the plans sought to take “a dynamic approach to different housing typologies, offering affordable housing, open market sale and lease options, alongside a supporting care provision offer”.

The design by Glancy Nicholls is intended to deliver what managing director Adam McPartland described as “a comprehensive redevelopment of a brownfield site that is sensitive to the local characteristics, providing multi-generation living, aligned with the needs of the local community”.

He added that the scheme “will create a sense of place that feels authentic, uplifting and contributing to the wider regeneration and delivery aspirations for the area”.

According to RPS planning director Jacob Bonehill, the proposals “offer an opportunity to deliver much-needed new homes and employment opportunities beyond the city centre”. He linked the project to the city’s broader strategy, saying: “While the continued renaissance of the city core should be celebrated, for far too long the benefits of growth have been focused within the Inner Ring Road. This is precisely why the vision set out in the Central Birmingham Framework 2045 rightly looks to support developments like this in locations such as Soho Hill.”

The redevelopment is also intended to improve the streetscape and form part of wider regeneration efforts in the Handsworth area.
