Third phase of scheme next to Reading station to include around 600 homes

Gensler’s revised plans for the first phase of a mixed-use scheme in Reading which was hit by a major fire three years ago have been given the green light.

Phase 3A of the £850m Station Hill scheme, designed for  Lincoln MGT, is set to include around 600 homes located immediately adjacent to Reading Station and the town’s Elizabeth Line link.

It will also contain extensive new street-level frontages for shops, cafes, restaurants and community space, along with a new public space at the centre of the wider development.

Lincoln MGT said the scheme had been “substantially” redesigned since its initial approval in 2021 to respond to new fire safety and environmental regulations.

The first phase of the masterplan, ONE Station Hill, also designed by Gensler, was damaged by a major blaze in November 2023 just two months after the 18-storey office block topped out.

Two people were taken to hospital after being rescued by crane from the 18-storey block, which was built by Sir Robert McAlpine, with the site subsequently handed over to the Health and Safety Executive for an investigation.

The project team for the third phase includes Hoare Lea, Ramboll, Cast, DP9, Earnscliffe, Jensen Hughes, Safer Sphere, Stantec and Waterman.
