700-home scheme next to Curzon Street station could be tallest building in the city
Squire & Partners has submitted plans for a 53-storey tower in Birmingham containing more than 700 homes.
The 42 High Street scheme for developer Bluecastle Capital would be built on the site of a former Marks & Spencer’s store which has been earmarked for development in the city’s Central Heart plan.
The building, which would become the tallest in Birmingham if constructed, would contain 729 build-to-rent apartments and 3,200sq ft of retail space at street level.
The site is located in a strategic city centre location opposite HS2’s Curzon Street station, which is currently under construction but not expected to complete before the late 2030s.
The project team, which includes planning consultant Iceni Projects, have said the tower would become a key “front door” to Birmingham as the first large building seen by visitors as they exit the HS2 station.
A consultation round earlier this year set out proposals for the site with images showing a three-storey-high colonnade surrounding the building’s retail space beneath a tower with chamfered corners.
The scheme’s footprint would be around half the size of the existing building, which Bluecastle said would allow an extensive area of green public realm around the base of the tower and improved pedestrian routes.
If approved by Birmingham city council, construction is scheduled to begin late next year and complete in early 2031.
