Retained structure, recycled materials and a flexible fit-out underpin the refurbishment of 6 St Andrew Street, now offering eight floors of managed workspace

Barr Gazetas has completed the refurbishment and extension of 6 St Andrew Street in Farringdon, London, for developer Great Portland Estates (GPE). The 1990s office building – now rebranded as SIX – delivers over 48,000 sq ft of workspace across eight floors.

The retrofit forms part of GPE’s broader net zero strategy, with a focus on embodied carbon reduction and circular material use. A two-storey rooftop extension increases the building’s floor area while retaining the concrete frame and foundations of the original structure.

Material reuse played a central role in the project. 24 tonnes of reclaimed steel were incorporated into the new extension, contributing to an estimated 92% saving in embodied carbon compared to a typical new build. Internal finishes prioritise low-impact, natural and recycled content – including Domus Cromie floor tiles produced from recycled Italian quarry by-products, and meeting room wall panels clad in hessian and natural leather.

The interior scheme includes a mix of private offices, shared lounges and breakout areas. Amenities include a rooftop terrace, wellness studio, self-serve coffee bar, kitchen and dining space, and end-of-trip facilities such as cycle storage, showers and changing rooms.

Lighting, furniture and fabrics were specified for high recycled content or full recyclability. The fit-out also integrates biophilic elements to improve occupant wellbeing and increase biodiversity.

Designed to accommodate short to medium term leasing, SIX has achieved BREEAM Excellent certification and a NABERS UK rating of 4.5 Stars. The scheme is located opposite the grade I-listed St Andrew’s Church.
