Redevelopment of former Salvation Army HQ to include 750 homes and a 400-bed hotel

PLP has submitted plans for the latest addition to Elephant and Castle’s tower cluster for Emirate developer Arada.
The proposals for the former Salvation Army headquarters site at 101 Newington Causeway consist of a 37-storey tower containing 720 co-living homes and a 24-storey tower containing a 404-bed hotel targeted at business travellers.
The application has been submitted in collaboration with the Salvation Army, which relocated to its new headquarters in Denmark Hill in 2023.
The organisation said it had made the move because of the poor condition of the 1980s Elephant and Castle building, which would have required an extensive refurbishment to bring it up to modern standards.
Arada’s acquired the site in December last year and the PLP scheme is set to be the first co-living development for the developer, which is making inroads into the UK housing market following its acquisition of a 75% stake in housebuilder Regal last year.
Andrei Martin, Partner, PLP partner Andrei Martin said the proposals for 101 Newington Causeway are aiming to combine homes, working and hospitality to create an “ecosystem for contemporary city life”.
He added: “The ambition is for these different uses to overlap and reinforce one another, creating a place that feels active and connected throughout the day.”
Other high-rise schemes in the neighbourhood include Morris + Co’s recently submitted 45-storey student tower, Maccreanor Lavington’s four-tower Borough Triangle scheme which was approved in March and a high-rise co-living scheme by AHMM approved the same month.
