Scheme to transform six-storey building completed in 2004
Henley Halebrown’s plans to refurbish a six-storey office building next to Smithfield market have been approved by the City of London.
The scheme for pension investment manager Railpen will retain the structure of 12 Smithfield while replacing its facade, upgrading its public realm and improving its energy performance.
The existing building, also known as Jarvis House, was built in 2004 and is described by Henley Halebrown in planning documents as lacking presence on its streetscape and making only a neutral contribution to the surrounding Smithfield conservation area.
Its refurbishment will provide around 122,000sq ft of floorspace including five storeys of office space, 9,400sq ft of private terraces and a roof garden, and 11,400 sq ft of retail and amenity space.
The project team includes TFT as project manager, Evolve on civils and structures, Hoare Lea on services and sustainability, Currie & Brown on costs, Montagu Evans on planning, Velocity on transport and Buro Happold on facades.
London-based Henley Halebrown has made the shortlist for the Stirling Prize twice, for Chadwick Hall at the University of Roehampton in 2018 and for Hackney New Primary School with 333 Kingsland Road in 2022.
