Plans for seven-storey building submitted last week

Corstorphine & Wright has submitted a planning application for a seven-storey office building in Derby which is set to become the headquarters of Great British Railways.

The 10,000sq m building, designed for developer St James Securities, will occupy a prominent island site at 3 Springwell Square and is part of the wider £200m Becketwell masterplan.

Great British Railways (GBR) is a new state-owned railway company announced in 2024 by Keir Starmer’s Labour government. The national body will be responsible for operating, maintaining and upgrading the UK’s railways.

GBR announced it had chosen the Corstorphine & Wright building as its head office this morning after choosing Derby for its base in 2023 because of the city’s railway heritage.

Reacting to today’s announcement, prime minister Andy Burnham said Derby was “a city that has railways in its DNA”.

“This will bring investment and good jobs, giving young people the chance to build their future in the place they call home,” he added.

Cortorphine & Wright associate director Marek Sroka said the opportunity to create a new headquarters for GBR in Derby “feels particularly fitting for both the city and the wider regeneration taking place.”

The practice has been working on the wider Becketwell masterplan since 2018 with its work including The Condor, a 259-home build-to-rent block and a 3,500-capacity performance venue called Vaillant Live.
