Cricklewood proposal replaces 238-home scheme approved in 2023

BB Partnership has been granted planning permission for an 826-bed student accommodation scheme in north London after redrawing a residential scheme scrapped due to fire safety regulations.

The London practice’s plans for the 317 Cricklewood Broadway site in Brent replace a former proposal by the same practice for a 238-home scheme approved in 2023.

It said the former scheme was designed before “several recent regulatory changes” including the requirement for second staircases in buildings above 18m.

The new proposals, designed for student housing specialist Home Is, consist of two blocks of nine and seven storeys separated by a landscaped pedestrian street.

The two buildings will be linked by a large timber canopy, with one section containing an aperture for a tree to grow through.

The 0.9ha site is currently occupied by a single-storey retail building, the Matalan Discount Club, which would be demolished to make way for the scheme with replacement commercial space to be provided on the ground floor.

The plans were approved by Brent council last week following a recommendation for approval from planning officers, who said the scheme would be an efficient use of land on the brownfield site.

The project team includes property consultant JLL, transport consultant Caneparo, landscape architect The Landscape Partnership, fire engineer Socotect, planning consultant PPM Planning and heritage consultant Cogent Heritage.
