Ballymore’s Knights Road development to include towers up to 22-storeys

Allies and Morrison’s plans to build almost 1,700 homes on part of the Silvertown regeneration site in Newham are set to be approved tomorrow.

Ballymore’s Knights Road scheme will span 5.26ha south of London City Airport in West Silvertown on a plot bounded by North Woolwich Road and West Silvertown DLR station to the north, the Thames to the south, Lyle Park to the east and industrial land to the west.

A hybrid application for the development will be presented to Newham council’s planning committee tomorrow evening with planning officers issuing a recommendation for approval.

The size of the scheme means it must be referred to the mayor of London for second stage approval if councillors vote to approve it tomorrow.

A total of 122,000sq m of residential floorspace is proposed in the application’s outline element alongside 12,000sq m of flexible commercial and industrial space.

The detailed part of the development is offering 643 homes in three buildings ranging in height from six to 18 storeys and 2,300sq m of flexible commercial space.

Plans of the combined scheme show at least 16 buildings, many of which comprise multiple linked blocks, with the tallest rising to 22 storeys on part of the outline site.

The scheme would deliver 9.2% of homes as affordable, consisting of 153 social rent homes, with 1,239 homes to be sold privately on the market and 275 to be build-to-rent.

The project team includes landscape architect Gillespies, cost consultant Gardiner & Theobald, planning consultant Deloitte, MEP and sustainability consultant Hoare Lea and acoustic consultant Aecom, with OCSC working on structures.
