Kyson scheme turns corner at Waterloo

A Kyson-designed mixed-use scheme a stone’s throw from London’s Waterloo Station has completed less than three years after it won planning consent.

One Pear Place occupies a corner site that was formerly home to a book shop, opposite the Old Vic theatre and near the grade II listed Waterloo Road Fire Station, which is now a gastro-pub.

Kyson said the stone, brick, and glass building – which contains a mix of retail, office and residential space – restored the “traditional hierarchy” of the streetscape by introducing a dramatic point of focus at the junction.

It said the building’s Bayliss Road elevation was conceived as two elements that related to the scale and rhythm of the shopping parade, whilst its Waterloo Road frontage took on a larger form, responding to the Old Vic and the fire station.

Last month, Kyson secured planning permission for 66-room hotel and a run of shops in nearby Lower Marsh.
